Chain Link Fence Installation in Metro Detroit
Chain link is simple until it is installed badly: leaning end posts, sagging fabric and gates that drag. We set terminal posts 42 inches deep in concrete, stretch the fabric tight against them and add bottom tension wire, so the fence stays taut for decades.

WHAT GOOD INSTALLATION LOOKS LIKE
Four Things That Keep Chain Link Tight
Chain link fabric is strong. It only sags and leans when the frame it is stretched on moves.
Terminal Posts Set Deep
End, corner and gate posts carry all the fabric tension. We set them 42 inches deep in concrete so frost and tension cannot pull them in.
42″ below the frost line
Fabric Stretched Properly
Fabric is pulled with a come-along and tension bar until the diamonds are even, then banded to the terminals. No hand-pulled waves.
Even diamonds, no ripples
Top Rail and Bottom Wire
Top rail keeps line posts aligned, and a bottom tension wire stops dogs and kids from pushing the fabric out at the ground.
Tight at top and bottom
Gates That Swing True
Gate frames are braced and hung on posts sized for the opening, so walk and drive gates latch cleanly years later.
Heavier posts at every gate

INSTALLATION STANDARDS
Why Old Chain Link Fences Lean and Sag
Walk past an old chain link fence in almost any Metro Detroit neighborhood and you will see the same failures: corner posts tipped inward, fabric bellied out at the bottom, gates propped open with a brick. The fabric rarely wears out. The terminal posts were set too shallow, frost lifted them, and the tension pulled them over. Fabric that was never stretched tight to begin with sags further every year.
We size terminal posts heavier than line posts, set them below the 42-inch frost line, brace long runs and add bottom tension wire. If you are replacing an old fence, we remove it, pull the old footings where needed and haul everything away. Doing it yourself? Our how to install chain link fence guide and terminal post guide cover the details, and chain link removal cost explains tear-out pricing.

HOW A CHAIN LINK INSTALL RUNS
Most Chain Link Fences Go Up in One or Two Days
Chain link is one of the fastest fences to build once posts cure. Permits are usually the longest part of the timeline.
01
Step 1
Measure & Quote
We measure each run, mark corners and gates, check grade changes and price galvanized and coated options side by side if you are deciding.
Runs and corners measured
Gate widths confirmed
Tear-out priced separately

Step 2
Permits & Miss Dig
We file the permit and HOA packet if needed and call in the Miss Dig 811 ticket so every utility is marked before we auger.

Step 3
Posts, Fabric & Gates
Terminal posts are set in concrete and allowed to cure, then rails go on, fabric is stretched and banded, and gates are hung and adjusted.

UPGRADES & OPTIONS
Chain Link Add-Ons Homeowners Ask About
Chain link can do more than mark a line. These options change how it looks and what it blocks.
Privacy Slats
Vinyl slats woven into the mesh block most of the view. Options run from basic to winged slats that close the gaps further.
Privacy Screen Fabric
Windscreen fabric zip-tied to the fence for quick screening around pools, courts and patios. Expect added wind load.
Black Coated Frame
Black posts and rails with black fabric give a far cleaner look than galvanized, especially against lawn and landscaping.
Double Drive Gates
Ten to sixteen-foot double gates with drop rods for trailers, boats and mowers. Hung on heavier posts.
Dog Run Layouts
A dedicated chain link run off the back door, with self-closing gate hardware and bottom tension wire.
Taller Security Heights
Six-foot and taller residential fences along alleys and busy streets, where your city allows them.
FREQUENTLY ASKED QUESTIONS
Chain Link Installation Questions
Straight answers on price, timing and options.
How much does chain link fence installation cost?
Most residential galvanized chain link projects land between about $16 and $28 per linear foot installed, and black vinyl-coated between about $24 and $40, depending on height, gates and tear-out. You get an exact number after the free measure.
How deep should chain link fence posts be?
Terminal posts, meaning ends, corners and gates, should be set below the frost line, about 42 inches in Southeast Michigan, in concrete. That is how we set them.
Can you add privacy slats to an existing chain link fence?
Usually yes, if the fabric is in good shape and the posts are solid. Slats add wind load, so leaning posts should be fixed first.
Is black chain link worth the extra cost?
For most homeowners, yes. The coating adds weather protection and the fence visually disappears against landscaping, which is why it is our most requested residential chain link.
Do I need a permit for a chain link fence?
Most cities and townships in Wayne, Oakland and Macomb require one. We confirm the rules for your address and file it for you.
How long does a chain link fence last?
A properly installed galvanized or coated chain link fence commonly lasts 20 years or more. Posts and tension usually decide its lifespan, not the fabric.
